Retrofitting package lockers into a finished building means giving up amenity space, running new power and data, and squeezing a courier route through the lobby. In a new building, all of that can be designed in. This page is for developers, architects and design teams planning a multifamily, build-to-rent, student or mixed-use building, and it covers what to reserve and specify while the drawings are still open.
Quick answer
- Reserve the wall run and the clear floor in front, sized from expected parcel volume.
- Power and Ethernet at the bank position.
- Courier route from the delivery entrance that avoids the residents’ lobby.
- Resident route from the lifts that passes the bank.
- Accessible cells within the reach range; fire and code review with the plans.
- Price: see the rough price guide for the budget line.
Estimating parcel volume before anyone lives there
You cannot count parcels in a building that does not exist. Use:
- A comparable building you or your manager already operates: its daily parcel counts and peak weeks.
- The resident profile: student, family, senior and professional buildings order differently.
- A margin for growth, because online ordering has kept rising.
Then convert to cells with the method in the sizing guide and leave room on the wall to add a tower later, since our towers are modular.
What to put on the drawings
| Item | What to show |
|---|---|
| Wall run | Length for the planned towers plus one spare tower width |
| Clear floor | In front of the bank: hand-cart access and the widest door swing |
| Power | Mains outlet at the touchscreen position |
| Data | Ethernet point at the same position |
| Lighting | Even light over the screen and cells |
| Camera | View of the screen and doors |
| Courier route | Delivery entrance to the bank, avoiding the residents’ lobby |
| Resident route | Lifts to the bank, level and step-free |
| Oversize area | Shelving or a cage for parcels that will not fit any cell |
| Refrigerated cells | If planned, the extra power they need (refrigerated lockers) |
We provide tower dimensions and a layout drawing for your configuration.
Accessibility and code review
Where the 2010 ADA Standards apply to lockers, section 225.2.1 requires at least 5% of each type, and no fewer than one, to be accessible, and section 308 sets an unobstructed reach range of 15 to 48 inches above the floor. Show the accessible cells on the elevation. Fire separations, egress widths and rated walls depend on your adopted codes, so include the bank in the plans your fire and code officials review rather than adding it later.
Amenity and leasing
Prospective residents notice parcel handling on a tour: a dedicated parcel room with lockers and good light is easy to show. Put it where tours pass. The operating case, staff time saved and fewer lost-parcel complaints, is set out in the ROI calculator and the multifamily package lockers guide; we don’t put a number on leasing value.
Timeline
| Stage | Package locker task |
|---|---|
| Concept design | Reserve space; choose the courier and resident routes |
| Design development | Wall run, clear floor, power and data on the drawings; accessibility layout |
| Construction documents | Final tower layout from our drawing; finishes and branding |
| Procurement | Order so delivery follows completion of the space; custom builds take about 8–12 weeks from an approved drawing to dispatch, plus shipping |
| Pre-occupancy | Install, connect, load the resident directory, brief couriers |
Installation is optional from us and, in some regions, is provided through a local distributor; otherwise your contractor installs from our drawings.
Where this is the wrong answer
- A small building where a lockable cupboard will do.
- The operator will run a 24-hour concierge and prefers hand-to-hand delivery.
- Most deliveries will be bulky, in which case design a receiving room first and add lockers for everyday parcels.
Rough price guide and quote
For the budget line in a cost plan, the ranges below give a first figure; we quote firmly once the layout is fixed.
A small bank of about 10 cells with a courier touchscreen typically comes in at a few thousand US dollars, roughly US$2,000–5,000. A 50–100-cell building system is roughly US$8,000–20,000. Software is a flat monthly fee of around US$100 per location, with no per-parcel or resident fees. Freight, duties and installation are extra, and your quote fixes the price.

Frequently asked questions
How much space should we allow for package lockers in a new building?
Size the cells from expected parcels rather than units, then convert to wall length: each tower is a fixed width, and towers sit side by side with the touchscreen in one of them. Allow clear floor in front of the bank for a courier with a hand cart and the swing of the largest door. We can provide tower dimensions and a layout drawing for your plans.
What services does a package locker need?
A mains power outlet at the bank and a network connection. Ethernet is standard on our controller and is the most reliable choice in new construction; Wi-Fi and 4G are options. Put the outlet and data point behind or beside the bank’s touchscreen position, as shown on the layout drawing.
Where should package lockers go in a new multifamily building?
Between the courier entrance and the residents’ route, ideally in a dedicated parcel room or alcove that couriers reach without crossing the main lobby and that residents pass on their way to the lifts. Large buildings may need two banks, one at the delivery entrance and one near the lifts.
Do package lockers need to meet accessibility rules?
Where the 2010 ADA Standards apply to lockers, at least 5% of each type, and no fewer than one, must be accessible, and the unobstructed reach range is 15 to 48 inches above the floor. Plan accessible cells into the layout and confirm the applicable rules with your accessibility consultant.
When should we order lockers for a new building?
Specify early so the space and services are in the drawings, and order so that delivery lands after the space is finished and before residents move in. Custom builds take about 8 to 12 weeks from an approved drawing to dispatch, plus shipping.
